Senior Analyst- Management Trainee / Analyst

Role Overview

• Collaborate directly with stakeholders based in New York to support day-to-day originations and underwriting tasks for BREDS funds.

Function Overview

Phase 1:

• Produce annualized and trailing-12 cash flows for potential loan targets.
• Format and present cash flow spreads in Excel to the BREDS Origination Team.

Phase 2:

• Compile and deliver the remaining content of screening memos, including:
• Property-level information (photos, maps, descriptions, rent rolls, cash flows)
• Market insights (comparable property metrics, location analysis)
• Financing information (capital stack, debt yield, loan structure)

Aspirational Scope Expansion

• Market & asset data extraction from tools like CoStar or similar platforms.
• Compare pipeline deal metrics (occupancy, cap rate, debt yield, NOI, cash flow) with existing Blackstone portfolio.
• Analyze property visuals and maps for location-based insights.
• Prepare and present capital stack breakdowns (Equity vs. Debt) in Excel and PowerPoint.
• Collect and compare sales and rent comps using broker reports and online sources.
• Analyze demographics, unit mixes, and rental income using rent rolls and cash flow statements.
• Use NOI to calculate liquidity ratios (DSCR, Debt Yield, etc.).
• Assist in the creation of investment memorandums with deal teams.
• Conduct due diligence pre-deal closing using a formal checklist.
• Maintain pipeline tracking tools such as DealPath or Loan Tapes.

Essential Skills & Experience

• Master's degree with a major in Finance or Banking & Capital Markets preferred.
• Strong proficiency in Microsoft Office, especially Excel and PowerPoint.
• Ability to multitask effectively in a fast-paced environment.
• Background in real estate lending with preference for debt underwriting experience.
• CFA designation is a plus.
• Demonstrated quantitative and analytical aptitude with attention to detail.
• High level of intellectual curiosity and problem-solving ability.
• Effective communication and interpersonal skills.
• Proven ability to exercise sound judgment and discretion.
• Self-starter with the ability to work independently and take initiative.
