Job Description
Job Responsibilities:
The Facility Manager, Technical shall be responsible for Service Delivery, Quality Control- adopting Quantitative Tools, Performance Measurement, Utility maintenance, Client Relationship, Smooth integration between Engineering and Soft Services, MIS Generation, Critical equipment breakdown trend analysis, Financial & Budgetary Controls of Engineering Services.
- To achieve excellence in preventive maintenance programs with highest standards and ensure energy conservation practices.
- Assist the KAM in managing M&E scope of the project to ensure the quality and deliverables within the stipulated time.
- Assist in providing comprehensive facility, contract and procurement management for technical services.
- Periodical round with KAM & Technical Team for the building inspection and modification of systems/procedures
- Contribute to achieving financial and other targets established by the KAM
- Achieve Key Performance Indicators and service level agreements targets
- Establish Engineering & Operational procedures and roll out the same across all client Offices
- Establish contacts with local authorities on the facility related issues and maintain relationship. Responsible for all legal & authorities related compliances pertaining to facility & engineering systems
- Plan and manage the budgets for Engineering & Operational contracts
- Carry out Technical Audits for all installations at periodical intervals
- Review the maintenance/service practices of M&E Contractors to deliver quality work practices in line with the manufacturer recommendations
- Plan & take responsibility for smooth operations of all Mechanical, Electrical, Plumbing installations and Civil works pertaining to the facility
- Responsible for planning a critical spares list for all installations as per manufacturers recommendations and inventory
- Responsible for development of all maintenance related schedules and shutdowns in consultation with Clients / OEMs
- Periodically inspect the logbooks, checklists and PPM schedules for a better management of Engineering systems;
- Work towards the ZERO down time and set up the practices to ensure the delivery of seamless service to Clients;
- Responsible for ensuring landlords compliance on availability of all statutory obligations such as CEIG, Fire, Lift, Explosives and stability certificate;
- Ensure AMCs for all engineering equipment are planned and contracts administered in advance.
- Responsible for setting up the maintenance contracts to ensure risk mitigation to the Client operations
- Periodically check / amend checklists, operation steps, spare parts consumption analysis.
- To oversee and participate in Client/CBRE Initiatives
Develop and Implement Standard CEM processes for the following :-
- System reliability auditing and measurement
- Equipment and system commissioning as and when required.
- Standard operating procedures (SOP) for system(s)
- Predictive and preventative maintenance
- Employee and property specific training
- Strategic alliances with vendor partners
- Inter-group communication procedures
- Risk Assessment and Management of Critical Environment
PEOPLE MANAGEMENT
- Manage, motivate and develop reporting staff
- Succession Planning
- Monitor employee recognition program
