Job Title: Construction Engineering – PMC Architect

Function: Construction Engineering (Engineering & Construction)

Role Summary:

The PMC Architect will lead and coordinate architectural activities for MHADA redevelopment projects, ensuring design compliance, statutory approvals, quality standards, and timely execution. The role involves team leadership, stakeholder coordination, rehabilitation planning, construction monitoring, and maintaining alignment with regulatory and project requirements.

Key Responsibilities:

Project Leadership & Coordination:

• Act as overall Team Leader for PMC assignments, providing architectural leadership to multidisciplinary project teams (Structural, MEP, QS, Planning, Safety).
• Serve as single point of contact with MHADA, local authorities, consultants, and contractors for architecture and planning matters.
• Coordinate with internal PMC teams and external consultants for seamless project execution.

Planning & Design Management:

• Review, validate, and guide preparation of master plans, layout plans, architectural drawings, and design concepts per MHADA norms and DCPR.
• Ensure optimization of FSI, TDR, fungible FSI, rehab & sale component planning, and compliance with redevelopment policies.
• Review design submissions (Concept, Schematic, GFC) for constructability, functionality, safety, and cost-effectiveness.

Statutory Approvals & Compliance:

• Guide and monitor approvals from MHADA, MCGM/Local Authority, Fire Department, Environmental Authority, Airport Authority, and other bodies.
• Ensure designs comply with NBC, fire safety norms, accessibility, environmental regulations, and green building guidelines.
• Monitor adherence to authority-imposed conditions during execution.

Construction Phase Services (PMC Role):

• Review contractor drawings, shop drawings, and material submittals for compliance.
• Monitor on-site construction to ensure adherence to approved drawings, specifications, quality standards, and timelines.
• Conduct site inspections and joint inspections with MHADA officials.
• Identify and resolve design-related issues during execution to avoid delays or cost overruns.

Quality, Time & Cost Control:

• Maintain architectural quality benchmarks throughout construction.
• Coordinate with Quantity Surveyors for design-cost alignment, value engineering, and scope management.
• Support PMC in monitoring milestones and ensuring timely completion of architectural works.

Stakeholder & Rehabilitation Coordination:

• Assist MHADA in rehab-related planning, unit layouts, amenities, and compliance with rehab specifications.
• Participate in meetings with society representatives, beneficiaries, and stakeholders to explain plans and provisions.
• Support resolution of design-related grievances or clarifications raised by stakeholders.
